Why the developer matters to subcontractors
A property developer is the client on a project: it buys the land, raises the money and appoints a main contractor to build. Even if you are paid by the main contractor, the money starts with the developer, so a developer that runs out of cash puts everyone on site at risk.
What to check
- Funding. Most developments are funded by lenders who take a charge over the site. New and outstanding charges are shown in each company's CR Signals.
- Accounts. Many development companies are set up for a single project and file small or micro accounts, so there may be little to see. Look for losses, net liabilities and late filings.
- History. The failures register includes developers that went into administration or liquidation.

Questions people ask
How do I check a property developer before working on its project?
Check who funds the project (lenders' charges at Companies House), the developer's latest accounts and filing history, and any insolvency notices. If you are a subcontractor, check the main contractor too.
